Most LEED conversations stop at the property line, but the way a neighborhood is laid out often decides more about its residents' footprint than any single building on it. A dense, walkable district with transit produces far fewer car trips than a scattered subdivision of even the greenest houses, and there is a LEED specialty for exactly that scale. The LEED AP ND is the least common of the five AP specialties and the most distinctive, because its subject is not a building at all. This guide covers what the LEED AP ND credential is, the LEED ND rating system behind it, what the exam involves, and how to decide whether this specialty or a more mainstream one fits your career.

Like every LEED AP with specialty, the credential certifies applied expertise: not just knowing what the rating system says, but knowing how a real project earns certification under it. What sets ND apart is the project. Where a LEED AP BD+C thinks in mechanical systems and building envelopes, a LEED AP ND thinks in street grids, transit access, land use mix, and density, which is why the credential attracts a different professional population: urban planners, landscape architects, civil engineers, and developers working at community scale.
LEED ND (LEED for Neighborhood Development) is the rating system that certifies neighborhood-scale development. Created in 2007 by the Congress for the New Urbanism, USGBC, and the Natural Resources Defense Council, it rewards compact, walkable, well-connected neighborhoods over sprawl.
The three-parent origin story explains the system's character. USGBC brought green building, the Congress for the New Urbanism brought walkable urban design, and the NRDC brought environmental protection, and LEED ND grades all three at once. Per CNU, projects are evaluated across smart location and linkage (where the neighborhood sits and what it connects to), neighborhood pattern and design (the walkability and compactness of the plan itself), green infrastructure and buildings (the sustainability of what gets built), plus innovation. Consider what that means in practice: an ND project earns recognition for putting homes within walking distance of shops and transit, for connected streets that shorten trips, and for protecting habitat at the edges, decisions no single-building rating system can see.

LEED ND certifies neighborhood-scale projects through two paths, per USGBC: a Plan certification for projects anywhere from early planning up to 75% constructed, and a Built Project certification for developments near completion or completed within the last three years, with the familiar four levels from Certified to Platinum.

The two-path structure answers a problem unique to neighborhood development: timescale. A district takes years, sometimes decades, to build out, and financing depends on credibility long before ribbon-cuttings. The Plan path exists for exactly that moment; USGBC describes it as a tool for developers to market and fund a project by affirming its sustainability strategy while it is still on paper. The Built Project path then verifies the finished reality. Both paths grade toward the same four certification levels used across LEED, so a Platinum neighborhood signals the same rarity a Platinum building does.
The ND specialty exam follows the standard AP shell per the candidate handbook: 100 multiple-choice questions in 2 hours, scored 125–200 with 170 to pass, closed-book, requiring an active Green Associate credential at registration, at $350 ($250 for USGBC members).
One transition detail currently distinguishes ND from its siblings: when the BD+C, O+M, and ID+C exams moved to v5 on June 30, 2026, USGBC confirmed that the ND and Homes exams continue on the rating-system version they currently use, because v5 launched for the commercial rating systems and ND follows its own timeline. For candidates this is simply good news about stability: the exam content is not mid-transition, and study materials for it are not aging the way older commercial-exam materials did this year. Earn the ND specialty if your work shapes neighborhoods rather than buildings: urban and regional planners, urban designers, landscape architects, civil engineers working at district scale, and developers of master-planned or mixed-use communities are the credential's natural holders.
The test is where your decisions land. If your drawings and approvals determine street networks, land use mixes, transit connections, or open-space systems, the ND body of knowledge is your working vocabulary, and the credential certifies exactly the expertise your clients are buying. Public-sector professionals fit too: planning departments and redevelopment agencies increasingly write LEED ND language into district plans and requests for proposals, and the credential reads as fluency on both sides of that table. The honest caveat runs the other way: professionals whose work lives inside buildings will find the mainstream specialties a tighter fit, which is the comparison the next section makes.
Choose by project scale: BD+C, O+M, and ID+C serve building-scale careers (new construction, operations, and interiors respectively), Homes serves residential construction, and ND stands alone at neighborhood scale, which makes it the specialty least interchangeable with the others.

The practical consequence of ND's uniqueness cuts both ways. Because no other specialty covers its ground, professionals in neighborhood-scale work get little substitute value from a BD+C credential; the reverse is also true, and an architect detailing curtain walls would carry an ND credential as trivia. For the many professionals who straddle scales (an architect who also masterplans, a civil engineer moving between site and district work), the common pattern is BD+C first for the mainstream base, ND second where the practice justifies it, since additional specialties are earned through their own exams on the same active-Green-Associate foundation.
Preparation follows the same architecture as every AP specialty: secure the Green Associate foundation first, then study the ND rating system at project depth (its prerequisites, credits, and the logic connecting location, pattern, and infrastructure), and confirm readiness with timed practice before booking.
