LEED has a rating system built for that reality, and a professional credential to match it. The LEED AP O+M is the specialty for people who make existing buildings perform well year after year, with the measurements to prove it. This guide covers what the LEED AP O+M credential is, how the LEED O+M rating system works, the certification and recertification rhythm unique to it, the newly transitioned v5 exam, and whether this specialty or another fits your career.

LEED O+M certifies operating performance: a building must be fully operational and occupied for at least a year before certifying (minimum 1,000 square feet / 93 square meters), and the certification is kept alive through recertification every three years, so the credential tracks current reality rather than a past snapshot.

The three-year rhythm is the system's most distinctive rule and the reason an O+M certification reads differently from any other LEED plaque. A design-time certification is earned once and describes the building as delivered; an O+M certification expires unless the performance holds, so sustainability becomes an ongoing management practice rather than a one-time project. Performance data flows through Arc, the platform USGBC uses to track building performance for certification and recertification, and the four certification levels apply as everywhere in LEED. Timing matters right now: the O+M exam moved to v5 on June 30, 2026, in the same transition that moved BD+C and ID+C, and it is currently in its beta window through August 31, 2026 (registration closes August 26). Beta candidates receive a 30% discount on the exam fee plus continuing education hours on passing, with the trade-off that beta scores arrive in December 2026 rather than on-screen. Content-wise, the v5 move means the exam now tests the current O+M scorecard, so study materials must be v5-vintage.
