    Gold usually means the top of a ranking, but in LEED it is the second-highest of four levels: Platinum sits above it, out of reach for most buildings, and nothing sits above Platinum. The structure looks simple, but the point thresholds behind it shape budgets, design decisions, and marketing claims for years. This guide explains the LEED certification levels in full: the four tiers and their thresholds, how the 110 points actually work, what Gold and Platinum take, and how project teams choose a target.

    What are the four LEED certification levels?

    LEED has four certification levels, determined by the points a project earns: Certified at 40–49 points, Silver at 50–59, Gold at 60–79, and Platinum at 80 or more, out of 110 available points on a 100-point basis.

    The levels share one non-negotiable foundation. Before any credit point counts, the project must satisfy every prerequisite in its rating system and the three Minimum Program Requirements, because prerequisites earn no points and permit no exceptions. In other words, a Platinum project and a Certified project met exactly the same mandatory requirements; the levels only measure how many optional points each earned beyond them. This is deliberate: the prerequisites guarantee that every certified building meets the same baseline, and the levels reward going further. Since the levels are decided by points, let's look at how the points work.

    How do LEED points work?

    A LEED project is scored on a 100-point basis with 110 points available, earned through optional credits spread across the rating system's credit categories; a minimum of 40 points is required for certification.

    Exam tip: A minimum of 40 points out of 100 is required for LEED certification, and every project is scored on the basis of 100 points, not 110. It is very important to remember this for exam purposes.

    The arithmetic confuses many newcomers: the scale is 100, but up to 110 points can be earned, which gives ambitious projects a buffer. Where the points sit matters just as much. Under LEED v5 for Building Design and Construction (New Construction), the credit categories carry these totals:

    Energy and Atmosphere is by far the largest category, which tells you where levels are won: a project that performs well on energy can earn close to a third of the available points from that category alone.     What is LEED Gold certification?

    LEED Gold certification requires 60 to 79 points, placing a project in the second-highest tier of the rating system. It signals a building that went well beyond the certification floor without committing to Platinum's decarbonization gates.

    The jump from Silver to Gold is only ten points, but those points usually require the strategies with real design consequences: stronger energy performance, serious water reductions, and materials choices made early. This is why Gold carries real weight with tenants, investors, and municipalities, and why many owners set it as the target: it delivers most of the value of the top tier while leaving room to lose a credit or two in review without dropping a level. For an owner weighing that jump, the deciding factor is usually the certification and design budget against the operating savings and leasing value it returns.

    What is LEED Platinum certification?

    LEED Platinum requires 80 or more points, and under LEED v5 it is gated: a BD+C project must also achieve specific decarbonization credits, including Electrification (5 points), Enhanced Energy Efficiency (8 points), Renewable Energy at 100% of site energy, and a 20% reduction in embodied carbon.

    The gates are the fact most guides miss, and they change what Platinum means. Under LEED v5, the top level can no longer be assembled from any convenient combination of 80 points; the project must specifically electrify, push energy efficiency to the required threshold, supply all of its site energy from renewables, and cut the carbon embodied in its materials by a fifth. Under a purely point-based system, a building could in theory collect 80 points while still burning fossil fuels on site; the gates exist so a v5 Platinum building cannot. In practice, Platinum now describes a specific kind of building: all-electric, highly efficient, renewably powered, and built with lower-carbon materials. Teams that want it plan for it from the first design meeting, because none of the gated strategies is cheap to add later.

    LEED Certified and LEED Silver: the first two levels

    LEED Certified (40–49 points) and LEED Silver (50–59 points) are the entry and second tiers: both verify that the project met every prerequisite and climbed meaningfully beyond the mandatory floor.

    The lower tiers are not faint praise. Certification at any level means the project met the same prerequisites as a Platinum building: mandatory requirements across energy, water, materials, and indoor quality that uncertified buildings never had to prove. For many project types and budgets, Certified or Silver is the honest, realistic target, and an achieved Silver serves an owner better than a Gold ambition that falls apart in documentation. The value shows at any level: a tenant comparing an uncertified building to a LEED-certified one is comparing a claim to verified performance. Teams often discover during design that Silver sits within a few affordable points, which is exactly the moment to check the scorecard rather than round down.

    How to choose your target level

    Choose the level your budget and building type can document with a margin: identify the points the project earns naturally, price the next tier's gap, and target 3 to 5 points above the threshold, because credits fall away between design and review.

    The choosing process is really three questions asked in order, settled before registration starts the formal process. First, what does the project earn almost for free? Site location, transit access, and regional factors can deliver points the team never has to buy, and they differ by project, which is why the exercise starts with the scorecard rather than an assumption. Second, what does each additional tier cost here, specifically? The step to Gold might be cheap for an efficient all-electric design and expensive for a different building, so generic answers are not useful. Third, what does the level return? The return comes from leasing, incentives, and operating savings, and it justifies different targets for different owners. Whatever the target, build in a margin: teams that submit at exactly 60 points often lose a credit in review, which is why experienced teams aim for 65.
