LEED, the most widely used green building rating system in the world, awards its certification only to buildings that prove they have earned it. That proof rests on a set of requirements: some decide whether a project is eligible at all, some are mandatory for every project without exception, and some set the minimum number of points a project must earn. Understanding these requirements is the foundation of understanding LEED itself, as everything else in the system builds on them. Only then do credits enter the picture, supplying the optional points that determine the level. Let's focus on the boundary rule for a moment, because it is the one teams are most tempted to bend. Consider a site where half of the property performs well and the other half contains a parking structure that would drag the numbers down. The project cannot simply draw its LEED boundary around the good half; the boundary must include the contiguous land that supports the building's operations, so that the certification honestly describes what was certified. Additionally, remember that the MPRs allow no partial credit: a project either meets all three or it cannot pursue certification at all, which is why checking them is always the first step.

Did you notice that Energy and Atmosphere carries five of the sixteen prerequisites, more than any other category? That is not a coincidence: a building's energy use is where its environmental impact concentrates, so the rating system makes its core energy expectations mandatory rather than optional. The three assessment prerequisites at the top of the table are the newest additions, and they deserve their own discussion, so the final section of this guide covers them in detail. Beyond the mandatory layers, certification requires a minimum of 40 points on the 100-point basis (110 points are available), and the total earned sets the level: Certified at 40–49, Silver at 50–59, Gold at 60–79, and Platinum at 80 or more.
The points requirement behaves differently from the two layers beneath it, because it is the only one that involves a choice: a project can decide how far past 40 points to aim, which makes the points layer a planning question about budget, design, and what the market rewards. First, points only begin to count after the mandatory layers are settled, so a 75-point design with one failed prerequisite receives no certification. Second, under v5, Platinum carries additional requirements of its own: a project needs not only 80 points but also specific decarbonization credits, which means points alone cannot reach the highest level. Teams weighing how high to aim usually start from the points the project earns naturally and compare the cost of each next tier against the certification budget.
Every requirement above must be demonstrated, not declared: the project registers on Arc, submits documentation for each prerequisite and credit, and passes GBCI's third-party review before any certificate is issued.
Documentation is how the project proves that every requirement above has actually been met. For each prerequisite and pursued credit, the team assembles the specific forms, calculations, and drawings the rating system asks for, and GBCI's reviewers verify that evidence before anything is awarded. In practice, this adds two obligations to the list: the registration and certification fees that accompany the submission, and the habit of documenting decisions while they are being made, because reconstructing the same evidence months later means chasing old emails, calculations, and drawings. Experienced teams therefore treat the documentation as a deliverable with its own owner and schedule, just like a drawing set.
Buildings carry all the requirements above; people carry almost none: the LEED Green Associate exam, the entry point of the professional credential path, has no prerequisites, no required degree, and no required work experience.
The two meanings of "LEED certified" are easy to confuse, so let's separate them clearly. LEED v5 added mandatory items that older study materials and older intuitions do not include: three new required assessments (climate resilience, human impact, and carbon) and mandatory embodied-carbon quantification.
These additions change project planning more than any point reshuffle, because each one arrived as a prerequisite rather than as a credit.
