Certification is a documented performance case, assembled by the project team and verified by a third-party reviewer. The path, at least, is the same five steps for every project.     Before we walk through the steps one by one, two ideas will help everything else make sense. First, certification is performance-based: the project earns its level by documenting what it actually does about energy, water, materials, and indoor quality. Think of it as building a case file, not filling out a form. Second, the process is third-party verified: USGBC develops the rating system, but Green Business Certification Inc. (GBCI) reviews the evidence and grants the certification. The team makes the case, and an independent reviewer checks it, which is what makes the plaque trustworthy. With those two ideas in place, we can walk through the five steps in order.

    Step 1: Choose the rating system and check the MPRs

    Every project starts by selecting the rating system that fits it, most commonly BD+C for new construction and major renovations, ID+C for interior fit-outs, and O+M for existing buildings in operation, and by confirming the three Minimum Program Requirements.

    Why are there different rating systems at all? Think of how a car rental company sorts its fleet into categories: SUVs, minivans, compact cars, standard-sized cars. LEED sorts projects the same way, categorizing them into rating systems by their type of construction and space use, so a newly built office building falls under BD+C while a hotel interior renovation falls under ID+C. The categories also carry different expectations. No one blames a sports car for struggling on a dusty mountain road, but an SUV is expected to handle it, and in the same way, each rating system asks its projects to perform in the ways that fit them.     Step 2: Register the project on Arc

    Registration makes the project official: under LEED v5, projects register on the Arc platform, per USGBC's certification process overview, pay the registration fee, and gain access to the tools and forms the documentation will live in.

    Registering is simple, but the timing matters. The earlier the project is registered, the earlier the team is working with the scorecard in front of it, and decisions made early in design tend to cost far less than the same decisions made later. Consider building orientation: rotating the building to make better use of daylight costs nothing on day one, and it is impossible once construction begins.     Step 3: Build the scorecard

    The scorecard is the project's plan: it must satisfy every prerequisite in its rating system, then select the credits it will pursue toward a target level, using the LEED scorecard as the map of all 110 available points.

    Exam tip: Prerequisites and the Minimum Program Requirements are mandatory and earn no points; only credits earn points. It is very important to know this distinction for exam purposes.

    To build the scorecard, it helps to understand the two kinds of requirements it contains, because prerequisites and credits play very different roles. Prerequisites are mandatory: every one of them must be met, and none of them earns a point. You can think of them as the MPRs that live inside each rating system. Credits are optional: the team is free to choose the ones that fit the project's design, budget, and goals, and those choices are what earn points. (The full requirement stack explains how the pieces fit together.) Under LEED v5, one more rule needs to be planned for from day one, and it concerns projects aiming for the top level. For Certified, Silver, and Gold, points are the whole story: meet every prerequisite, earn enough points, and the level follows. Platinum works differently. To reach it, a project needs all of its prerequisites and at least 80 points, and it must also earn a specific set of decarbonization credits. For BD+C, those credits are Electrification, Enhanced Energy Efficiency, Renewable Energy, and Reduce Embodied Carbon. This means a project could finish with 85 points and still miss Platinum if it skipped those particular credits. Whatever the target level, experienced teams also aim a few points above it, because a credit or two often falls away during review.

    Here is how the pieces work together in practice. Suppose a project meets all three MPRs, satisfies every prerequisite, and earns 70 points: it receives more than the base level, because 70 points lands in the Gold band. Now suppose a different project earns 90 points but misses a single prerequisite: no certificate is awarded at all, regardless of the score. That asymmetry is exactly what the exam likes to test, and it is why the scorecard always starts from the prerequisites rather than the points.

    Step 4: Document and submit for GBCI review

    Documentation converts the scorecard into evidence: for each prerequisite and credit, the team assembles the required forms, calculations, and drawings, then submits the application for GBCI's third-party review.

    The review is not a single verdict; it works more like a conversation in rounds. GBCI's reviewers assess the submission and send back their findings: some credits are marked as anticipated, and clarifications are requested where the evidence is not yet convincing. The team then responds with corrections and additional documentation, and the review is finalized. Two habits make this stage go smoothly. First, document as you go. Evidence gathered while decisions are being made is accurate and easy to collect, but reconstructing the same evidence months later means chasing old emails, calculations, and drawings. Second, remember that the reviewer was never in the room. Every claim should carry its own proof in the submission, so that someone reading it cold can follow the reasoning. Teams can also split the submission, sending design-phase credits for review while construction continues, which surfaces problems while there is still time to fix them.

    Step 5: Certification and beyond

    When the review is finalized, the project's points determine the award level: Certified at 40–49 points, Silver at 50–59, Gold at 60–79, and Platinum at 80 or more, out of 110 available.

    Receiving the award completes the process, though not always for good. Certification reflects the project as it was documented, and buildings certified under O+M, the rating system for existing operations, recertify every three years so the credential keeps tracking how the building actually performs.     It helps to think about the timeline in two layers. The first layer is the project itself: a new building cannot certify faster than it is designed and built, so for BD+C projects the certification timeline follows a construction schedule that was already measured in years. The second layer is the review, which is the only part with its own clock: each review round takes a defined period, the team's responses take time, and a project that needs several rounds extends accordingly. That is why preparation shortens the timeline more than anything else: complete, well-organized documentation tends to move through review in fewer rounds, while gaps and missing evidence add extra cycles. An O+M certification for an existing building, by contrast, can move much faster, because there is no construction to wait for, only performance data to assemble.

    Who runs the certification process?
